Frequently Asked Questions
Common questions about how Agent Algo ranks real estate agents, what our metrics mean, and how to use our tools to find and compare agents.
General
What is Agent Algo?
Agent Algo helps home buyers and sellers find the best local real estate agents using objective performance data. We analyze local agents' performance and rate them from best to worst for a specific home, area, and price point, based on how they performed in the past.
How does the comparison process work?
We look at past performance metrics — location, home type, price point, list price, sale price, and time on market — and compare agents objectively using those results. We never rank agents based on paid placement or subjective opinions.
Is Agent Algo free for users?
Yes, Agent Algo is completely free for home buyers and sellers. Our mission is to cut through the advertising and hype so you can make more informed decisions when choosing a real estate agent.
Performance Metrics
What metrics do you use to compare agents?
For listing agents, we measure performance across five main metrics: similar homes sold, local experience, days on market, sale-to-list ratio, and availability (how many clients an agent is currently working with). If future performance is like past performance, our rankings can help predict how an agent should perform for you.
What is the 'Sale-to-List Ratio'?
The sale-to-list ratio measures the difference between a home's final sale price and its original list price. A ratio above 100 means an agent's transactions closed, on average, above the original asking price. However, this number can be misleading if an agent underprices to spark a bidding war. To be meaningful, we compare an agent's ratio across other local agents who sold similar homes.
What does 'Days on the Market' mean?
Days on the market means the total time it takes for a home to sell, from the first day it is advertised to the day it closes. In a balanced market, 45 to 120 days is typical. We look for whether the agent can help homes sell within a normal timeframe for similar homes in the same area and price range, preventing listings from going stale.
For Real Estate Agents
How do I get listed on Agent Algo?
Agent Algo analyzes most agent-assisted home sales across the USA based on publicly available transaction records. You don't apply to be listed; we objectively compare agents who have recent home-sale or purchase transactions in the areas we cover.
Can I pay to be ranked higher?
No. Agent Algo ranks agents using objective past-performance data, not paid ads or sponsorships. Paid placement does not determine ranking.
